Dubai real estate
Answer every Dubai property lead before your competitor does
NextReply replies to every portal and ad lead on WhatsApp within seconds, qualifies budget, area and dates, and books the viewing with the right agent.
A WhatsApp chatbot for real estate in Dubai, built around speed to lead
In Dubai property, the first broker to reply usually gets the viewing. NextReply is a WhatsApp chatbot for real estate teams in Dubai that answers every portal, ad and referral lead within seconds, asks the questions your agents would ask, and books the viewing into the right agent's calendar. When the buyer wants to talk price or terms, it hands the chat to a licensed agent.
Brokerages do not lose deals because their agents are slow. They lose them because leads arrive at 11pm from a buyer in London, at 6am from an investor in Mumbai, or on a Saturday when half the team is out on viewings. A lead who waits three hours has often booked with someone else. The assistant covers those hours and passes your agents a qualified lead with a viewing already in the diary.

Dubai property leads on WhatsApp: where they come from and why they go cold
Most enquiries end up on WhatsApp, whatever their source:
- Property portals. Listings on portals such as Bayut and Property Finder carry a WhatsApp button, and buyers tap it far more often than they call.
- Click-to-WhatsApp ads. Off-plan launch campaigns on Facebook and Instagram drive bursts of WhatsApp messages, often hundreds in the first weekend.
- Signboards and QR codes on "for rent" boards in JVC, Dubai Marina or Al Barsha.
- Referrals and repeat clients who already have an agent's number saved.
The pattern is the same everywhere: a short first message, such as "Is this still available?", with no budget, no dates and no context. Agents have to reply, wait, ask again and chase. With 30 such chats a day, follow-up slips, especially after hours. Our article on after-hours replies covers why overnight leads matter so much for teams with overseas buyers.

Qualify each lead in minutes, in the buyer's language
You choose the questions. A typical Dubai sales flow asks five or six, one at a time, in a natural tone:
- Buying or renting?
- Off-plan or ready to move in?
- Which communities: Downtown Dubai, Business Bay, Dubai Marina, Palm Jumeirah, Dubai Hills, JVC or open to suggestions?
- Budget range and number of bedrooms
- Cash or mortgage, and is a pre-approval in place?
- Move-in or handover date
A rental flow is shorter: area, budget per year, number of cheques, move-in date and whether the tenant has pets. The assistant can also answer the routine questions you load into its knowledge base, such as service charges on a listing, parking spaces or whether a unit is furnished. It answers only from the details you provide, so it never guesses a price.
Dubai buyers write in Arabic, English, Russian, Hindi, Chinese and many other languages. NextReply replies in the language each lead uses, and it understands voice notes, which are common from busy investors. Your agent receives a tidy summary in your team's working language.
Book viewings on WhatsApp straight into each agent's calendar
Once the lead is qualified, the assistant offers real viewing times from the agent's Google Calendar. It respects each agent's working hours, days off and existing appointments, so two buyers never get the same 5pm slot at the same Marina tower. You can leave buffer time between appointments to cover the drive from Business Bay to Dubai Hills.
For off-plan, you might book a sales-centre visit or a video call with the project specialist instead of a unit viewing. Each is a separate service with its own length and assigned agents. Details are on the appointment booking page and the Google Calendar integration page.
Viewings get cancelled, especially when tenants are juggling several options. What helps today is a clear written confirmation in the same WhatsApp chat, with the address, time and agent name, so the buyer can reply to move the slot and the agent sees it at once. Automatic appointment reminders are coming soon; the no-show reduction page covers what works now and what is on the way.
- Customer message: “Any slot tomorrow afternoon?”
- AI receptionist: Reads service, date and time
- Checks your calendar: Offers only free slots
- Confirms in the chat: Name, service and time
- Booked: In Google Calendar, owner alerted
Your RERA-licensed agents stay in charge of the deal
Dubai real estate is regulated. Only brokers registered with the Real Estate Regulatory Agency (RERA) can broker deals, and a lot of what buyers ask needs a professional answer. NextReply does not negotiate, does not give investment, mortgage or visa advice, and does not discuss contracts, Ejari registration or commission terms. Those questions go straight to a person.
You decide what triggers a handoff. Common rules for brokerages:
- Price negotiation or an offer
- Questions about payment plans beyond what the listing states
- Anything about residency or Golden Visa eligibility
- Complaints, or a lead who asks for a human
- A lead above a budget threshold you set, routed to a senior agent
When a rule fires, the assistant tells the lead an agent will reply, and you get an instant alert with the conversation so far. The agent picks up in WhatsApp with the full context and never has to ask "Sorry, what was your budget again?"
- Unusual request: Complaint, refund or special case
- AI receptionist: Knows when to step back
- Answers from your FAQs: Services, hours and prices / Hands the chat over: Your team is notified
- Your team replies: Same chat, full history
Facebook Messenger chatbot for ad and Page enquiries: coming soon
Many brokerages run click-to-Messenger ads for off-plan launches, and older or overseas buyers still message Facebook Pages directly. Messenger support in NextReply is coming soon. When it launches, those leads will get the same qualifying questions, the same viewing calendar and the same handoff rules as WhatsApp leads.
Until then, the practical move is to point ads and your Page at WhatsApp. Meta's click-to-WhatsApp ad format opens a WhatsApp chat straight from the ad, and NextReply answers it within seconds, qualifies the buyer and books the viewing. Add a WhatsApp button to your Facebook Page so organic enquiries land in the same place.
One rule to plan for: Meta lets businesses reply freely on Messenger within 24 hours of the person's last message, so the assistant will aim to book serious leads quickly once Messenger is live. The Messenger chatbot page explains what is planned, and the channels overview shows that WhatsApp is live today while Instagram, Messenger and Telegram are coming soon. Email hello@nextreply.io to hear when Messenger launches.

Send every qualified lead to your CRM
Most Dubai brokerages already work from a CRM. On the Business plan, NextReply sends each booking and its qualifying answers to your CRM by webhook, or through Zapier, Make, HubSpot or Google Sheets. A lead from a portal at 1am becomes a CRM record with source, area, budget, bedrooms and a booked viewing by the time your team logs in. The webhook testing dashboard lets your admin check the fields before going live.
Smaller teams on Starter or Pro still get the bookings dashboard and calendar view, plus instant alerts for each new booking, which is often enough for a boutique agency with four or five agents. Compare plans on the UAE pricing page.
Listings, permits and personal data
Property advertising in Dubai needs a valid advertising permit, and portals and the regulator take accuracy seriously. The assistant only quotes what you put in its knowledge base, so keep listing details current, remove units that have gone and never load a price you would not stand behind in writing.
Buyers share personal details when they enquire. The UAE's federal data protection law and good practice say collect what you need and no more. A sales flow does not need passport copies or salary slips over chat; your agent requests documents through your normal process once a deal is real. You can read the government summary of UAE data protection laws.
Getting a brokerage live in an afternoon

- Add services. Typical ones: sales viewing, rental viewing, off-plan consultation, valuation visit.
- Link agent calendars and set working hours, including Saturdays if you open then.
- Write your qualifying questions and handoff rules.
- Test it by messaging the number as a buyer, then go live.

Questions people ask
Can the chatbot tell buyers the price of a unit?
Yes, if you load it. The assistant answers from your listing details and knowledge base only. If a price is not in there, it says an agent will confirm and hands over.
Will it negotiate or make offers?
No. Negotiation, offers, commission and contract questions always go to a licensed agent. You can add your own handoff triggers on top.
Can each agent have their own viewing calendar?
Yes. Each agent links a Google Calendar and the assistant offers only their free times. You can route leads by community, language or budget.
Does it work for off-plan launches with hundreds of enquiries?
Yes. It answers every lead at once, asks your launch questions and books sales-centre visits or calls. On the Business plan there is no monthly booking cap.
Can it reply in Russian or Chinese?
It replies in the language each lead writes or speaks in, including Arabic, English, Russian, Hindi and Chinese, and gives your agent the summary.
Can leads from Facebook ads be handled too?
Yes, if the ad opens WhatsApp. Click-to-WhatsApp ads work with NextReply today, and those leads get the full qualifying flow. Facebook Messenger support is coming soon; email hello@nextreply.io to hear when it launches.
Does it work with our CRM?
On the Business plan, bookings and qualifying answers go to your CRM by webhook, or via Zapier, Make, HubSpot or Google Sheets.
Is there a free trial for brokerages?
Yes. Every plan includes a 7-day free trial. Connect your number, load a few live listings and agent calendars, and let the assistant handle real portal leads for a week before you pay. Plans run from $29 to $99 a month.
